Who we are, and what we do not do
This site is operated by Online Appraisal. We introduce homeowners to licensed real estate agents who provide free market appraisals.
We are not a real estate agency. We do not carry out real estate agency work as defined in the Real Estate Agents Act 2008, we do not list or sell property, and we do not value property ourselves. We are also not registered valuers, financial advisers or lawyers, and nothing on this site is financial, legal or investment advice.
The appraisal belongs to the agent, not to us
Any appraisal you receive is the opinion of the licensed agent who provides it. It is their assessment of what your property would likely sell for in the current market, based on the property and on comparable sales they select.
An appraisal is not a registered valuation. Banks, courts and Inland Revenue generally require a registered valuation prepared by a registered valuer, which is a paid service. Do not rely on an appraisal where a registered valuation is required.
Any agreement to list or sell your property is between you and the agent. We are not a party to it, we do not set the commission, and we do not control what the agent does.
Market information on this site
Where we publish a market figure we show its source, the period it covers and the area it describes. Sale price data is reported at territorial-authority district level, so a figure shown on a suburb page describes the wider district that suburb sits in — not your individual property, and not that suburb alone.
Suburb descriptions are general background about housing stock, transport and amenities. They are not a statement about any particular property, and they are not advice about whether to buy or sell.
School names and zones change. Always check the Ministry of Education zone maps before relying on zoning.
